What is Important to Know and What to Watch Out For

→ The rent payment includes basic home and liability insurance. You can find everything the insurance covers as well as on the ČSOB website under ČSOB – Liability and ČSOB – Household. We recommend making full use of the insurance, as it also covers accidental damage to apartment furnishings, which can save you a significant amount of money in case of any accident.
→ The rental period is fixed for one year. If you wish to stay in the apartment longer, the contract will automatically be extended for another year. In case you decide not to continue the rental, please follow our instructions.
→ Poor care of the property. You have a legal duty to look after your new home and report any defects or damage caused by neglect or damage. And please do this. We inspect our properties regularly and it's better for everyone if we hear about damage from you as soon as possible. → Smoking on the premises of the property and on the premises of the apartment building, including balconies, terraces and common areas in front of the building. There are reasons for this. What is a pleasant moment for a smoker is unfortunately an inconvenience for everyone else. No one wants to let someone else's smoke into their flat when they are ventilating, and few people enjoy picking up cigarette butts around the house. Equally, smoke is unacceptable in an apartment, where it is absorbed by virtually all the furnishings, not to mention the higher risk of fire. We are therefore very grateful to you for respecting this rule and thus to the other residents of the house. Pay attention to the house rules that every apartment building has. Ours, for example, looks like this.
→ Items left in the hallway. While we would all like to leave something in the hallway from time to time, for safety reasons and also for the aesthetics of the building, this is
not possible. At the same time, it is important to maintain good relations with neighbours.
→ Violation of the prohibition against subletting the property without our consent. It is not possible to share the rent with other people under a lease or sublease agreement you have written. Always have a new member of the household added to the agreement as an additional tenant directly with us.
→Using the property for an illegal purpose. For example, if you have rented an apartment to live in, do not use it as a place for your business.
→ Violation of the ban on long-term stay of another person without reporting. There are rules to living in a rental property. We do not deal with visitors, but if a weekend sleepover extends over several weeks or months, you must report the new roommate to us. In order to ensure decent housing for all, we do this by checking that there are no more people living in the property than its capacity.
→ Just as you are obliged to inform us about significant matters, such as more people living in the apartment than stated in the contract, you also need to notify us if you plan to get a pet. Every such change must be approved by us first. You can find more details in our guide.
