Moving

If you are looking for a new home, for example because your family has grown or you need to move for a new job, we can help.

 

We have over 700 apartments under management and offer our clients a 40% discount on commission when moving into a new apartment. Before you start looking for a new property on the advertising servers, check our website or ask on the customer service line. They are the first to know which apartments are available and when.

 

What should you do first?

Please let us know you are planning to move. Any time during the year, don't wait until your anniversary.

 

1. Notice on the anniversary date

If you would like to move on the anniversary date, exactly one year after you move in, just give us 2 months' notice. Otherwise, the tenancy will automatically extend for another year and a notice later than that would be treated as a notice outside the anniversary year.

 

2. Non-anniversary notice

If you need to move before the end of your sublease, you must give us at least 3 months' notice. The notice period doesn't start until the first of the following month, so it's a good idea to keep an eye on this.

 

Let's give an example:

 

a) Your sublease contract is from 1.3.2024 and ends on 30.4.2025. You send us a notice on 15.2. -> The notice starts on 1.3. and your sublease contract officially ends on the anniversary of 30.4.2025

 

b) Your sublease is from 1.3.2024 and ends on 30.4.2025. Send us your notice on 15.11.2024 -> The notice starts on 1.12. Your sublease therefore ends outside the anniversary date of 28.2.2025. Alternatively earlier if we manage to find a new subtenant - in which case we would end the lease by agreement.
 

How do I send my notice?

Simply email us with information such as:

- What date do you want to end the lease?

- When do you want to hand over the apartment?

- What is the reason for moving?

What happens next?

We'll confirm your notice and write to you with more details about the deadline - whether you were able to give it in time, i.e. on the anniversary date, or when your notice runs from and the next steps.

 

New applicants

 

The moment you give your notice, the time starts to run and we try to reoccupy the property as quickly as possible. Everything is done in consultation with you and your ideas about the day you want to move out, so that we can plan advertising and viewings of the property.

 

Our Real Estate Agent will also arrange with you days when we can conduct viewings and market the property to other interested parties.

 

In particular, if you are leaving your home outside of your anniversary date, i.e. on a different date to when our sublet agreement was signed, it may be in your own interest to get the property occupied as soon as possible. We therefore ask for your maximum cooperation.

 

Inspections and repairs before handover

 

Once the notice period has run, we recommend that you inspect the whole property in detail and plan before handover whether you want us to redecorate and tidy up, or whether you want to arrange everything yourself.

 

We recommend checking for damage, dents, non-functioning appliances and more, or have what you can repaired or report to the insurance company. Our technician will help you with everything and will come to your home after you submit your statement for inspection. Together you will go through the entire property and discuss everything.

 

In some cases, we may arrange to do one more inspection of the property, just before handover, to make sure that the preparations and repairs are going to plan. It is very important to us that the handover at the end goes smoothly and without unnecessary delays and misunderstandings.
 

What about your security deposit?

We have 30 days by law to settle your security deposit. However, we want to return your deposit as soon as possible, so we try to get everything done within three working days of you moving out.

 

The security deposit will reflect any costs that were associated with dealing with the defects discovered when you moved out. This could be poor or no painting (i.e. the cost of repainting by m2), poor or no cleaning, damage that has not been addressed or poorly addressed, non-functioning appliances in the apartment, etc.
