Rights and obligations arising from the house rules
The provisions of the house rules are binding on all occupants of the building.Use of common areas
- Common areas are used only for the purposes for which they were originally intended.
- Placing and putting away of any objects is not permitted in common areas except those which have been set aside for that purpose.
- Opening of windows in common areas is permitted only to ventilate the corridors. The subtenant is obliged to close windows in common areas of the building after ventilation.
- It is forbidden to store highly flammable substances, perishable food or other aromatic substances in cellars. Stored items must not be a source of sprej of insect and rodent, fire hazard or odour.
Ensuring cleanliness and order in the house
- The occupant of the building is obliged to keep the house and the areas around the house, especially around waste bins, tidy and clean.
Calm in the house
- The occupants or persons in a housing unit are obliged to use it in accordance with good manners. This includes not creating excessive noise, odour or dust.
- In case the occupants are aware that their actions will be conditioned by the creation of excessive noise, it is important to inform other occupants of the building.
- Nighttime quiet hours are set between 10:00 p.m. and 6:00 a.m. It is important to keep the peace during these periods. Excessive noise is prohibited.
Smoking
- Smoking is prohibited in the entire property (including balconies).
Keeping of pets
- If the subtenant occupies an apartment together with a pet, he/she is fully responsible for it. He/she is obliged to ensure that the behavior of his/her pet does not interfere with the occupants' rights of use or pollute the common areas.
- The owner of a pet is obliged to prevent the free movement of his/her pet in the common areas of the building.
- The owner of a pet is obliged to remove the pollution caused by his/her pet.
Minor repairs and modifications of residential units
- Every subtenant is legally obliged to take care of the apartment entrusted to the Government Regulation 308. This concerns routine maintenance and minor repairs related to the use of the apartment. The exact definition of terms and obligations can be found at www.vitom.cz/narizenivlady308.
