The first rent payment is the hardest, each subsequent one is easy. Just follow our recommendations.
First payment
What does the first rent payment consist of?
 

If you're moving in at the beginning of the month, it will consist of paying that month's rent, a security deposit of one or two rents and the balance of the letting agent's commission.

 

If you are moving in the middle of the month, this will be a partial payment of the rent for that month, the rent for the following month, a security deposit of one or two rents and the balance of the estate agent's letting commission.

 

Almost every one of these amounts is sent to a different account. Our statistics show that a third send all the amounts to the same account or send them differently than we ask.

 

Please get out of the statistics and take a moment to pay attention to where you are sending the money. It is your money after all and you don't want it wandering where it shouldn't.

For all payments, it is important to quote the correct variable symbol that has been allocated to you as a subtenant on your registration certificate and sublease agreement.
 

 

Without a variable symbol it is very difficult to trace your payment, especially if it is sent in instalments or in a different amount than prescribed, for example. Yes, this also happens to us. Because payments are automatically matched by our information system, you could start receiving reminders for unpaid rent even if you are a fair tenant.

 

Reminders for unpaid rent are chargeable, so it is best to create a standing order for the amount on the register with the correct variable symbol and a note that it is a rent payment, if applicable, immediately with your first rent payment. This will give you more visibility and certainty about where and when your money is going.

Rent and inflation

We will contact you once a year before the anniversary of your tenancy agreement. We will ask if you will be continuing to live with us or if you are planning to move. It is also our duty as housing manager to monitor the rent levels in the area and make up the difference between current market prices.

 

It is therefore possible that after a period of time we may have to raise your rent too. It's important to check the messages sent from our customer service team regularly to avoid any misunderstandings which then result in rent arrears. We always send information about changes to the rent amount together with the new registration certificate.

 

So if you have noticed that some of your messages from us are going to spam or junk mail, please make sure that they always appear in your inbox. We know from experience that a lot of subtenants are honest and just had an email with an attachment fall into spam, so they didn't register the new registration certificate.

In addition to the annual anniversary, we also send you a new registration certificate when, for example, the number of sub-tenants at the property changes, you report your permanent residence and waste payments at the property address, or with the aforementioned change in rent or deposit amounts.

 

If it is a rent increase that we send before the anniversary of the agreement, we always send it well in advance so that you can make up your mind in peace whether or not you want to continue your tenancy on those terms.

 

We recommend that whenever you make a change to the registration certificate, effective from the following month or from the date of issue on the registration certificate, you also make a change to the standing order at your bank.
 

Security deposit

Why do you pay a refundable security deposit before moving in? It is a deposit against which we can offset costs when there is any damage to the apartment that you do not actively address, you do not pay us rent, or other arrears arise that you do not clear in time.
 

 

Advances on utilities and other monthly charges in the registration sheet

Along with the rent according to the registration certificate, you also pay utility deposits, deposits falling under the JVU and charges that belong to the sublease.

 

Examples of fees include:
  • Municipal waste charge
  • Management fee (administration and customer service)

Prepayments may also include electricity and gas unless otherwise stated and these utilities and prepayments are not directly credited to you by the utility company. In that case, the amount of deposits and payments are at your discretion.
