During the handover you will go through the property together and check that everything is working, clean and painted as it should be. If you find any deficiencies together, the technician will write everything down in the handover report and you will agree whether we will arrange the repairs at our expense or you will repair the item yourself and we will compensate you for the amount paid on the basis of an invoice or receipt.
Note: The handover report is really extensive and we try to find all the defects that we should fix or quantify during the handover. Please report yourself at the handover if there is anything you don't like or have found. The handover report also protects you, specifically before, so that old defects are not considered to be your fault.
We calculate the compensation based on the formula m2 × rates for painting from our price list. It is therefore not necessary to paint immediately after you take possession, but use the compensation for redecoration once you move in again. Similarly, for cleaning, we base this on the size of the flat and an estimate of the average time a cleaning company would spend cleaning the property.
When you hand over the property, you will receive two sets of keys from us as standard. If there will be more than one of you living in the apartment, it is necessary to report this fact in advance so that we can prepare additional keys. This is because we always need to keep one spare key so that we can get into the flat in the event of an emergency and your absence. Why is that? We explain in the section on reporting absences from the property.
The technician will show you where to find your mailbox, which doorbell is yours, where the water shutoffs are, the main circuit breaker, and possibly the basement and other rooms in the house if they belong to the apartment. You will also receive labels with your name on them straight away, which you can stick to your letterbox and doorbell.
After signing the handover report and saying goodbye to the engineer, the property becomes your new home. Keep the protocol carefully and expect an email with all the photos taken when the property is handed over.
Note: After handover, there is a three-day grace period so that you can properly inspect the property yourself and report any further deficiencies to us. After this period, they will no longer be taken into account and the repairs will be at your expense according to Government Decree 308/2015 Coll. More about routine home maintenance.
If there are any appliances in the property, check that they are working properly. Make sure the washing machine is actually washing and the dishwasher is washing the dishes. Everything is checked when the flat is handed over and when you take over from the former tenant, but you may find, for example, that the washing machine is on but you only find out that it is not spinning when you do the first wash. If you subsequently report such a defect, we will arrange for the repair or replacement of the washing machine at our expense or at the expense of the previous tenant.
In total, the handover of the property can take up to 1.5 hours.
